Where to buy in the north: San Juan

Architectural styles: The classic Ibicenco finca is the primary architectural style found in the San Juan area, and with the zoning laws stating that the minimum plot of land per property in many areas be set at 50,000 square metres, meaning homes are spacious and your nearest neighbours are quite far away! It’s still possible to find a finca in need of love and give it your own personal touches, or to purchase a newly reformed home that’s ready to move straight into. Plots are in high demand, but difficult to find due to licensing laws.

Why San Juan is trending: With its quaint village and countryside feeling combined with close proximity to some of the island’s best beaches, San Juan offers the best of both worlds. “The area is still so unspoiled, with amazing rural properties to be found,” says GHL partner René Heinz. “Sometimes you can turn onto a hidden camino and drive for yet another 15 minutes before you reach the house in a hidden valley – even after ten years here, I am still surprised to find new places.” San Juan’s close proximity to wonderful schools including the alternative education style kindergarten in Benirras, a good public school in the village and Morna International College in nearby Santa Gertrudis, also makes it in high demand with families looking to escape city life.

Property advice: Investment returns

Preparing your property for rentals

Once you’ve invested in your new Ibiza property, you should allocate additional budget to preparing the villa for rentals. The most common renovations needed are to upgrade sleek, modern bathrooms and fully-equipped kitchens in existing properties, making the property child-friendly, investing in good quality linens, towels, sun loungers, televisions, outdoor dining tables and also ensuring everything works properly and is not over-complicated.

“It’s also a good idea to keep any décor quite neutral,” says Emma. “If it’s a family home for some part of the year, it’s a good idea to put your home trinkets and family photos in storage so your clients don’t feel like they need to tiptoe around someone else’s home while they are renting. The most important thing is to have a 24-hour phone line for any problems (a requirement of the tourist license), because things can go wrong, and it’s imperative to have problems fixed within 24 hours.”

Calling on the exclusive services of a reputable agency such as EC Villas for marketing and management of your property can help you quickly build up a good stock of repeat business. “Using an agency to manage all of your bookings also ensures you have the proper contracts in place for all your rentals, stating the maximum number of people allowed to stay in the property,” says Emma. “There are inspections of rental properties in Ibiza so it’s really important to make sure all your paperwork is in place.”

New! Foodit Catering

Real Ibiza wedding: Severine & Marco

Séverine opted for a very unconventional wedding gown, in keeping with the hippy style. A gift from her maid of honour, it was purchased in Soho, new York, while her shoes came from a special store in Zurich complete with a personal message on the soles from her hubby-to-be. Accessorising with striking gold and silver arm tattoos, hippy bracelets and statement red lips, she was indeed the belle of this boho ball.

Marco looked equally as stylish as his bride, in his own hipster way, sporting a shirt by Yves, a brand of Globus Switzerland, bow tie and braces by MyBroTie Berlin, trousers from Topman London and shoes by Paul Sperry. The turquoise of his bow tie was reflected throughout the decoration and even on the cupcake toppings!

New! Païssa d’en Bernat
